POSITION SUMMARY:


  Under the Director of Building Services, plans, inspects tracks and supervises work of the Evening Shift Preventative Maintenance Team involved in the maintenance and repair of building systems throughout the school system and coordinates all Preventive Maintenance (PM) and regular work order requests.    

DUTIES and RESPONSIBILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

 

The incumbent in this position is responsible for coordinating the PM inspection, and repair program for all facilities within the school system.

Plans, organizes. supervises and coordinates the work of the PM Team; meets with principal's to coordinate and confirm scheduled PM work prior to execution, prioritizes work to be performed and refers work which is beyond the PM scope to the appropriate shop master foreman.

Responsible for follow up and completion of all PM related work orders. Presents reports that include overall satisfaction and completion information related to PM work.

Maintains daily work reports and time keeping for all PM evening shift employees.

Maintains and oversees the ordering of necessary supplies and parts as required by the PM Team. Responsible for the maintenance and up keep of the PM materials storage trailer. Maintains a current electronic copy of all materials ordered, requested and used by the evening shift PM Team.

Assists in completing routine and emergency work orders.

Maintains and tracks the evening shift PM Team vehicles.

Shift work may be required.

Performs related duties as assigned.

 

 

QUALIFICATIONS:The requirements listed below are representative of the knowledge, skill, and/or ability required.

 

Thorough knowledge of the materials, methods and techniques employed in the trades supervised;

Thorough knowledge of supervisory methods and techniques useful in effecting full utilization of personnel, equipment and materials available for assigned projects;

Thorough knowledge of the hazards and safety precautions of the trades supervised;

Ability to make accurate materials, time, personnel and equipment estimates for specific projects as well as to gain full utilization of such production factors;

Ability to supervise subordinates in a manner conducive to instill performance and high morale;

Ability to maintain a variety of records relative to work performed as well as to periodically summarize or extract activity reports from such records;

Ability to develop and present ideas clearly and concisely orally or in writing; and

 Must be in good physical condition. 

 

EDUCATION and/or EXPERIENCE REQUIREMENTS:


 

Graduation from high school; thorough progressively responsible building construction and maintenance experience, including responsible lead or supervisory work in the building trades or any equivalent combination of experience and training which provides the required knowledge, skills and abilities

 

 



CERTIFICATION REQUIREMENTS:


 

Possession of an appropriate and valid Maryland Motor Vehicle Operator's License, with driving record indicating five (5) or fewer current points of which no more than three (3) shall have been accumulated as a result of traffic violations occurring while operating a Board of Education vehicle.  May be required to obtain a Maryland State Engineers Grade II License.

 


 

 



SUPERVISORY RESPONSIBILITIES:


 

Oversees the staff on the evening maintenance crew.
